Project Brief – New Dwelling | Size – 160m2 | Approximate Cost – £170k (2017) |
Services Provided – Design, Planning, Building Regulations
Within this site the clients wished to divide the plot to allow for the construction of two self build properties.
The property featured here was completed in 2018 with the second undergoing construction in 2019.
On initial approach the clients had a clear indication of their requirements but were unsure as to the internal layout and how to make best use of the sloping site.
Working collaboratively with us a design was produced that considered their individual requirements as well as the limitations of the land.
Following an examination of the Neighbourhood, Local & National Planning Policies and given the sites location on the edge of a conservation area we took the client through a pre-application process for advice opening a dialogue with the local planning authority prior to submission of a successful full planning application.
Once we discharged the surface water drainage condition through the employment of a Sustainable Drainage System (SUDs) we then produced all required building regulation documentation including design SAPs. The clients wished for the property to be constructed using a timber frame and made use of the mains gas available to the site.
During construction we were on hand to offer any advice the contractors required that led to the successful completion of this attractive property.
