After hearing about us from a previous client, this family invited us to discuss and quote for the remodel and extension of their home in Lerryn.
The client had envisioned a loft conversion and single story extension to the property that wouldallow for extra living space and bedroom as well as remodelling the internal layout to form a large kitchen / diner.
Following a site visit with the client a loft conversion was deemed unviable as the changes required to meet with fire regulations were not conducive with the clients open plan aspirations.
It was decided a two storey extension would be the best way forward to meet the clients vision and give the space they desired as well as complying with planning policy and building regulations.
The property is situated within a Conservation Area and Area of Outstanding Natural Beauty whilst being adjacent to a grade II listed building. Due to the special character of the area it was important for the design to be sensitively and coherently design to gain planning consent.
In house we were able to provide details of the local heritage to the local planning authority (LPA) avoiding the need for the commissioning of a full heritage assessment saving our client significant professional fees.
Due to the significance of the site it was considered that a 3D model should be produce to show the LPA and local parish the true subservient intentions of the proposal. This care and attention to detail made for a smooth planning process which was approved with no modifications to the proposal necessary. We pride ourselves with a ‘getting it right first time’ approach in these situations.
Following a successful planning application we completed all the building regulation documents including a structural specification and produced a detailed schedule of works to enable the client to gain like for like tenders from contractors.
