We produce documentation in accordance with the Party Wall etc. Act 1996. This provides a framework for preventing and resolving disputes in relation to party walls (a wall shared with your neighbour), boundary walls and excavations near neighbouring buildings.
We produce a comprehensive document that details exact specification of your project along with suggested stage payments to the contractor tied to each stage of the build. This document will include specifications for doors, windows, electrics, heating, bathrooms, kitchens and woodwork.
This document also ensures all the required insurances and safeguards are in place for your peace of mind. By giving this to building companies along with the building regulation drawing set you will receive ‘like for like’ quotations giving you a solid base to decide on your contractor.
Using our experience we will work with your elected contractor to ensure technical and quality issues are resolved and check that the required progress has been made against the ‘Schedule of Works’ before stage payments are made by you.
We will verify with you any that variations to the scope of works (extras) are satisfactory and approved. At completion, we will ensure all building control inspections have taken place and produce a snagging list for the contractor to address prior to final payment.
We will ensure all other required processes and certificates are in place including: electrical, gas, oil and multi fuel certificates, as required.
This service is invoiced at an hourly rate or as an agreed fixed fee for the project and not as a percentage of build value making this a comparatively inexpensive and cost effective service to ensure your development runs smoothly.
